CONTACT A LENDER
Getting pre-approved is relatively easy with no obligation as it initiates the mortgage process with a lender and tells you how much you can borrow. It also allows you to move quickly on an offer. Remember, to be recognized as a serious buyer, you must show a pre-approval letter or proof of funds.
Find Your Home
During this time, you and your agent should distinguish between your needs vs. wants. Some factors to consider include: price, bedrooms, first-floor living, age and style, commute times, school districts, etc. We will schedule your private showings, go with you to open houses and explore neighborhoods and homes that fit your criteria. Working with a real estate professional and subscribing to listing alerts ensures YOU are the first set of eyes to preview a home.
NEGOTIATE THE CONTRACT

Work with your agent to make an offer. Review comparable sales and ask: is the home priced fairly? What will make your offer stand out? What is most important to you? Remember, your agent is your partner in this process. Once an agreement is made, the house will go into escrow.

Get a Home Inspection
After a contract is executed, the clock begins. Your agent will assist you in scheduling all inspections then review all reports with you. A comprehensive knowledge about stucco, foundation, electrical and plumbing issues is critical in negotiating repairs. Once negotiating repairs are complete, your lender will order the appraisal. If the value of the property meets or exceeds your contract price, you are on your way to closing!

Order an Appraisal
Selecting a loan can be a very personal decision. Having the lowest interest rate, monthly payment or the shortest term may be a priority. You’ll work closely with your lender to select the loan that meets your needs and priorities. Your lender will arrange for an appraiser to provide an independent estimate of the value of the house you are buying. The appraisal will let all the parties involved know the price value of the home.
GET THE KEYS!
There can be a lot of paperwork when buying a home. Your lender and real estate agent will work with a title company or real estate attorney to handle all of the paperwork. At closing or a few days prior, you will sign all of the paperwork required to complete the purchase, including your loan documents. It may take a couple of days for your loan to be funded after the paperwork is returned to your lender. Once the paperwork is processed, it’s time get your keys and celebrate your new home!
