THE HOME BUYING PROCESS

Strategy Meeting

Meet with your agent to define the area of town you are considering. During this time, you and your agent should distinguish between your needs vs. wants. Some factors to consider include: price, bedrooms, first-floor living, age and style, commute times, school districts, etc. 

Establish Your Budget

Getting pre-approved initiates the mortgage process with a lender and tells you how much you can borrow. It also allows you to move quickly on an offer which can be a strong negotiating factor in a strong market like the one in Houston. 

Preview Homes 

Working with a real estate professional and subscribing to listing alerts ensures YOU are the first set of eyes to preview a home. We will schedule your private showings, go with you to open houses and explore neighborhoods and homes that fit your criteria.

Making an Offer

Work with your agent to make an offer. Review comparable sales and ask: is the home priced fairly? What will make your offer stand out? What is most important to you? Remember, your agent is your partner in this process.  

Inspections and Appraisal

After a contract is executed, the clock begins. Your agent will assist you in scheduling all inspections then review all reports with you. A comprehensive knowledge about stucco, foundation, electrical and plumbing issues is critical in negotiating repairs. Once negotiating repairs are complete, your lender will order the appraisal. If the value of the property meets or exceeds your contract price, you are on your way to Closing!

Closing

You will have the opportunity to schedule a final walk-thru 24-48 hours prior to closing and funding at the title company. Your escrow officer and lender will walk you through the closing statement and will review all terms with you. Once papers are signed and wires are made, you can begin to move-in. Time to celebrate!!
