How is price determined?

There are many factors to consider but in the most basic sense it depends on your time horizon and market conditions. Are we positioning the home based on a 30-day price? 60-day price? 180-day price? Market economics will always trump personal bias. Our job is to interpret the market, advise and guide Sellers to success.

Can pets stay home during showings?

Short answer, no. Keep in mind, showings agents are juggling keys, phones, instructions and families all at once, allowing opportunities for pets to slip out. In addition, certain visitors may have allergies or a fear of animals. We need Buyers to comfortably concentrate on the home. 

What is an early termination marketing fee?

We are committed and invested in your success from day one, but at the end of the day, this is how we make a living. Properly marketing a home takes hours of work and can range anywhere from $350 to thousands of dollars in upfront costs. The fee reciprocates your commitment to us up to the expiration date of the listing agreement.

What are some essential improvements needed prior to showings?

De-clutter the home by 50% of the present furniture, artwork and personal possessions. Paint the home in a neutral color palette and take care of all immediate maintenance issues, such as leaky faucets and burned out light bulbs. A pre-inspection prior to listing is highly recommended. Conduct a deep-cleaning of the home. Lastly, gather all documents - such as surveys, receipts, service contracts, manuals, warranties, HOA documents, etc. - pertaining to the home.

I am considering renovating before selling. Should I and what projects will return the most on investment?

Remodeling is not for everyone. It can entail a huge time and financial commitment that can really test your patience. Moreover, without a proper evaluation of the neighborhood and circumstances, Sellers may find themselves recouping 0.30, 0.40. or 0.50 cents on the dollar. For this and other reasons, it is highly advisable that Sellers consult with a knowledgeable real estate professional prior to investing capital into a project.
